- Liverpool sales aces turn to Raine & Horne Commercial
Liverpool commercial sales and property experts Bruce Schell and Vincent Stevens have aligned their independent firm, SchellStevens Commercial to the Raine & Horne Commercial group.
Raine & Horne Commercial Liverpool will provide a full suite of commercial property sales, leasing, and property management services in the South West region of Sydney. The move to the 136-year-old global real estate group is also a homecoming for Mr Schell.
Mr Schell, who started in commercial real estate in 1980, worked for Raine & Horne Liverpool previously. The Raine & Horne connection continues with Mr Schell, a former colleague of the group’s Executive Chairman Angus Raine when the pair worked for a competing commercial property corporate in the early 1990s.
“We can now go head to head with the major corporates as our offering is similar because of the switch,” Mr Schell said.
“Raine & Horne Commercial boasts over 35 offices across Australia that are all owner-managed. Moreover, the crossflow of information and referrals is amazing.”
Raine & Horne Commercial is the perfect fit
“Raine & Horne Commercial offers the family business environment that sits well with Vincent and I, and it’s a renowned Superbrand.
“There is a hole in the commercial space in the Liverpool region for a brand such as Raine & Horne Commercial, particularly as the group has strong nearby offices including Commercial Penrith led by Colin Henry, and Commercial MacArthur headed by Daniel Krobot.”
Mr Henry played a significant role in encouraging Mr Schell and Mr Stevens to switch to the global property brand. Mr Schell also has a long association with Gary Quig, Director, Raine & Horne Commercial Retail Services.
“Given our strong personal associations, switching to the brand is the perfect fit and when we sat down with Angus and Bill Russell, General Manager International & Commercial having this background made it easy to discuss the move,” Mr Schell said.
Economies of scale is major attraction
Gaining access to Raine & Horne Commercial’s broad range of sales, marketing, training, and recruitment systems, as well as it’s cutting edge technology such as Amplify, also attracted the Mr Schell and Mr Stevens.
Exclusive to Raine & Horne Commercial in Australia, Amplify uses the very latest digital programming, predictive analytics, and artificial intelligence to place multiple property ads across Facebook, Instagram, LinkedIn, and Google.
Since launching in April 2018, the Raine & Horne brand has been exposed over 45 million times, with the firm’s vendor’s properties reaching a total of over nine million consumers. Amplify targets audiences based on their online profile and behaviour, placing commercial properties in front of appropriate active and passive consumers whether they are investors, self-managed super funds, owner-occupiers, or lessees.
“As an independent, there is no way we could get access or finance to such a large-scale digital marketing platform such as Amplify.
“Likewise, the brand awareness offered by Raine & Horne Commercial will prove a huge benefit, as it means being aligned with a brand people know, trust and understand. It also allows us to compete with the corporates in our trade area and grow our business.”
Positive outlook for the Liverpool industrial market
On the market front, industrial property sales in the Liverpool LGA are still very buoyant, according to Mr Stevens. “The prevailing industrial market conditions will continue for the remainder of 2019 given low-interest rates for industrial finance.
“Affordable financing is driving demand for mid-range industrial space up to $2 million,” Mr Stevens said. “Consequently, there is a lot of tightly held industrial property in the area that might hit the market as owners realise the prices they can achieve.”
The commercial market is patchy, although there is demand for smaller offices from local owner-occupiers because of low-interest rates, concluded Mr Stevens.
