- Properties selling sight unseen in regional NSW in less than two weeks
Properties in the New England region are selling sight unseen in less than a fortnight as technology-savvy local agents adopt the latest digital marketing tools, virtual tours, and video conferencing to find buyers across Australia.
Raine & Horne Armidale|Glen Innes, which services towns in the NSW New England region including Armidale, Glen Innes, Tenterfield and Emmaville sold several properties sight unseen in May and within two weeks of listing.
An owner-occupier from Brisbane purchased a property at 2 Camp Street, Glencoe, a suburb of Glen Innes after taking a virtual tour, according to the selling agent, Nellie Hayes, Principal of Raine & Horne Armidale|Glen Innes.
The 3-bedroom, 1-bathroom brick home, situated on a half-acre block sold for $238,000 after just two weeks of hitting the market.
“The buyer was unable to visit the property due to border closures, so he checked over the property by taking a virtual tour,” Ms Hayes said.
“Better still, the selling price was within a whisker of the vendor’s expectation, which is a fantastic result for Glencoe.
“There are properties in Glencoe listed with other agents that have been on the market for 5-7 years.”
The adoption of the latest technology combined with the positive attitude of the Raine & Horne Glen Innes team helped achieve the May sale success.
“We realised that by embracing cutting-edge digital marketing technology we can find buyers outside the New England region. This means that vendors don’t have to rely on local market sentiment and enquiries to secure a sale.” Ms Hayes explains.
The Glen Innes office has adopted Raine & Horne’s exclusive digital marketing platform Amplify that uses Google, LinkedIn and Facebook to find active and passive buyers across Australia. The leading office is also using 3D virtual tours and video conferencing platforms such as Zoom and Skype to showcase properties.
“Apart from embracing the latest technology, we always take an optimistic attitude no matter what, and this outlook has resonated with buyers, particularly those unable to visit Glen Innes personally in recent times,” Ms Hayes says.
A second property at 27 Bourke Street, Glen Innes sold sight unseen in May for $215,000 to a Sydney-based investor. The 4-bedroom house was on the market for less than a fortnight before the buyer was secured.
“The current renters of this lovely house are on a 12-month lease of $275 a week and will continue with their tenancy,” notes Ms Hayes.
“The use of the latest digital marketing and communication technologies played a significant part in the sale, while we also provided plenty of quality photos of the house, which helped us attract significant enquiries and an exchange of contracts in just two weeks.
“Rapport building is also crucial to the approach we take to all our buyers whether we meet them at private inspections, open homes or online. However, when selling a property sight unseen, relationship building, and trust are even more crucial to the process.”
Another property at 153 Taylor Street Glen Innes sold recently for $166,000 to a Brisbane based GP sight unseen. The 2-bedroom house had been listed for sale for two years with other agents, yet Ms Hayes found a buyer in less than three weeks.
“The doctor plans to move to Glen Innes, and this is another sale delivered using 3D virtual tours that demonstrates how we ignored the noise over the last three months and kept working hard for our vendors to secure rapid and quality results.”
