- “Rocky Springs” listed for sale for first time in 70 years
Raine & Horne Great Southern, are pleased to bring to the market “Rocky Springs”, an exceptionally well-located property spanning 897.93 hectares (2,218.82 acres) of highly fertile farmland in Lower Hotham, just 80 kilometres from the coastal city of Mandurah.
Rocky Springs is listed for sale by private treaty, with price expectations in the order of $12 million.
Featuring 13 lots spread over 10 titles, Rocky Springs includes two houses – both very liveable, extensive infrastructure including yarding and machinery sheds plus large areas protected by vermin-proof fencing. Most fencing is in good to new condition.
The holding offers a variety of soil types, with an abundance of water including 16 dams, four soaks and three bores. Average annual rainfall for the area is approximately 630 mm, making Rocky Springs well-suited to its current pursuits of sheep and conservative cropping. Stocking capacity is estimated at approximately 10,000 sheep or up to 800 head of cattle.
Mr John Hetherington, Director, Raine & Horne Great Southern, said, “Rarely does a property of this calibre come onto the market. Rocky Springs has been held by the same family, who first started to clear the land back in the 1950s. Now they have decided to give new owners an opportunity to enjoy the farm as much as they have.
“Exceptionally picturesque with spectacular vistas, Rocky Springs is both highly productive and incredibly well-located, situated just 50 kilometres from WA’s largest abattoir, 80 kilometres from the thriving coastal city of Mandurah, and 160 kilometres from Perth,” said Mr Hetherington.
Although Rocky Springs is being sold in one line, multiple titles present the option to easily subdivide in the future.
“It is not surprising that my team and I are already receiving a high volume of interest in the property from both farming and corporate interests, and the successful buyer will be well-rewarded with an outstanding property,” concluded Mr Hetherington.
