Exclusive collection of coastal residences hits the market in Cronulla

December 2, 2024

An exclusive collection of eight reimagined, strata-titled two—and three-bedroom apartments starting from $1.45 million have entered the market in Cronulla, with several already presold, according to listing agent Mr Sam Karatasas, Principal of Raine & Horne Kingsford/Kensington.

Mr Karatasas is selling the property known as Martini Cronulla[i] in conjunction with Mr Anthony Bouteris, Principal of Raine & Horne Commercial Sutherland Shire and Suzanne Hibberd. Earlier in 2024, Mr Bouteris facilitated the sale of the property at 69-71 Elouera Road, Cronulla, to the current owner, a long-term client of Mr Karatasas.

The Martini Cronulla development, located just moments from the pristine sands of North Cronulla Beach, offers a rare and affordable opportunity to live in one of Sydney’s most sought-after seaside suburbs.

“Martini represents a unique value proposition for Cronulla, as buyers won’t be paying $2.5 million for a modern two-bedroom apartment or $3- $4 million for a three-bedroom apartment,” Mr Karatasas noted.

“Local downsizers and younger families have shown strong interest, particularly in the three-bedroom apartments. This demand reflects the scarcity of well-priced, high-quality apartments in this location.”

A standout feature of Martini Cronulla is its affordability in terms of ongoing costs. “The quarterly levies are just $890—significantly lower than comparable properties in the area—thanks to the build quality of the existing structure,” Mr Karatasas added.

Mr Bouteris highlighted the lifestyle appeal. “With the scent of the ocean in the air and vibrant café culture at your doorstep, Martini Cronulla offers an unparalleled lifestyle. From early morning swims to boutique shopping and waterside dining, this unique development embodies the effortless coastal living that North Cronulla offers.”

Modern coastal luxury meets practicality

Martini Cronulla has been conceived with meticulous attention to detail that combines beauty, functionality, and an innate connection to its stunning surroundings. Other significant features of Martini include:

  • Expansive living areas: Engineered floorboards provide warmth and texture, while floor-to-ceiling glass doors open to expansive alfresco terraces, inviting abundant sunlight and refreshing fresh air.
  • Sophisticated kitchens: European stone benchtops, Spanish tiled splashbacks, Smeg appliances, and gold fixtures deliver both style and practicality.
  • Master suites: Bedrooms are styled in serene tones of grey, white, and driftwood hues, paired with designer wardrobes featuring luxurious veneer interiors.
  • Luxurious bathrooms and ensuites: Floor-to-ceiling tiles, freestanding bathtubs, and wall-hung vanities with gold accents create a spa-like retreat.
  • Private outdoor spaces: The ground-floor apartments feature private courtyards, which are ideal for entertaining or relaxation.
  • Secure and convenient parking: Every apartment comes with remote-controlled garages offering convenience and peace of mind.

“Every detail of Martini Cronulla has been designed to offer a seamless transition between indoor and outdoor living spaces, which capture the best of our region's beachside living,” Mr Bouteris said.

The power of the Raine & Horne brand

Mr Bouteris highlighted how the original sale of the Martini site to its current owner showcases the strength of the Raine & Horne brand and its extensive reach across both commercial and residential real estate markets.

“This property had been on the market for quite some time before we secured the listing. I reached out to Sam, and within a day, he found a buyer from his personal database,” Mr Bouteris said.

“This demonstrates the power of the Raine & Horne network. Sam had the buyer, I had the listing, and the sale was finalised within 48 hours of viewing the property.

“It’s a testament to the strength of our interconnected offices and national presence at Raine & Horne and Raine & Horne Commercial, which allow us to deliver results quickly and efficiently for our clients.”

Inspections of Martini Cronulla are available by private appointment only. For bookings, contact Anthony Bouteris on 0401 902 809, or Sam Karatasas on 0418 280 923.
