Raine & Horne Commercial Canberra has a great opportunity for a motivated Property Manager with a track record of providing high quality service and achieving results to join our rapidly expanding team.
This is a part time role, with hours flexible for the right candidate.

Role & Responsibilities
As a Commercial Property Manager within a small but growing team, the responsibilities are extensive and varied. You will primarily be responsible for the overall day-to-day management of our growing portfolio of industrial, office & retail properties, whilst increasing the number of tenancies managed by Raine & Horne Commercial Canberra to achieve an increase in net management revenue.
- Manage and maintain rent roll of commercial properties
- Develop new business to build the property management portfolio and achieve growth in property management revenue
- Handle maintenance issues including obtaining quotes and confirming job with tradesperson, checking and entering invoices
- Be responsible for arranging the prompt preparation and distribution of regular owner statements and accompanying payments
- Ensure that all insurances held by both owners and tenants are current and sufficient
- Coordinate property inspections in accordance with both company and statutory requirements
- Make efforts to limit the number of rental arrears and tenancy tribunal appearances
- Prepare all necessary documentation relating to the leasing of properties, including management tenancy agreements, inspection reports, and bond documents
- Undertake rent reviews, lease renewals and leasing of additional space to existing tenants
- Work closely with the commercial leasing team to ensure the minimal vacancy rates within the portfolio
- Assist with tenant selection and associated documentation
- Satisfy the requirements to uphold a real estate licence or certificate under relevant real estate legislation
- Ensure compliance with ethical standards and industry codes of conduct
- Ensure you keep abreast of market development and indicators
- Regular updating to tenants and landlords with regard to property issues
- Provide property information and assistance to tenants as requested
- Ensure your motor vehicle is maintained both mechanically and aesthetically at all times, including comprehensive insurance coverage
What you bring:
Essential
- Certificate of Registration and/or Licence to work as a real estate agent / property manager in the ACT and NSW
- Current driver’s licence
- Able to utilise your own motor vehicle and mobile phone for work purposes
- Excellent verbal and written communication skills
- Attention to detail
- High levels of personal responsibility, honesty, and integrity
- A proven ability to build strong client relationships
Desirable
- Experience in the commercial property sector
- Experience in the local property market
- An understanding of both local and national real estate markets
