- 5-week rookie agent scores six property sales in October
After just five weeks in real estate sales, rookie agent Amber Boumelhem from Raine & Horne St Marys secured an incredible six sales in October.
Ms Boumelhem’s sales included a duplex at 1/173 Adelaide Street, St Marys for $590,000, as well as 3-bedroom townhouse at 4/5-6 Daphne Close, Kingswood for $600,000.
Operating as part of the Diamantidis Group within Raine & Horne St Marys 19-year-old Ms Boumelhem only started in sales with her current employer in September.
Before joining Raine & Horne St Marys, Ms Boumelhem worked in property management with an independent firm in Carlingford in north-west Sydney since the middle of 2018.
The boom rookie was enticed to St Marys to work with Raine & Horne’s number one agent in Australia, Peter Diamantidis. REB has ranked Mr Diamantidis as one of Australia’s best agents since 2017.
“When I met Amber, I was very direct with her. I told her I was looking for a team member who would stay with me for the long-term. Not here today, gone tomorrow,” said Mr Diamantidis, who notched up 18 years with Raine & Horne St Marys in 2020.
“I asked Amber if she wanted to succeed and whether she was happy learning the real estate ropes in Western Sydney.
“To her credit, Amber was immediately on board, which is demonstrated by the six sales she closed in October.”
While Ms Boumelhem is not yet listing properties, the real estate tyro is exceeding Mr Diamantidis expectations by operating as a sale and buyers’ representative on his behalf.
“Amber is showing properties on her own accord and negotiating offers which often takes me by surprise.
“Despite her short time in the industry, Amber requires virtually no hand-holding, and I’m at times struggling to keep up with her achievements,” added Mr Diamantidis, who has a standing for meeting his client’s expectations around the clock.
“Already a skilled communicator, Amber makes vendors and buyers feel at ease with her positive, approachable and professional attitude. She is a valued and committed member of the Diamantidis Group team.”
Mr Diamantidis, who has built a formidable reputation as an agent, who puts his customers first, said, “I’m trying to pass on some of this experience to Amber.”
He continued, “I’m teaching Amber about the importance of returning every vendor and buyer phone call, and by the close of business she must return every email.
“If a buyer doesn’t like a property, I’m encouraging Amber to ask them what they are looking for and what their price range is because we have a strong market in this region which gives us the confidence we can find them a property.
“Amber has taken these lessons onboard and run with them and in relation to her sales, the buyers would never have visited those properties without her intervention.
“If a buyer doesn’t like a property Amber will drive them to a more suitable home or investment. Her initiative is outstanding.”
Ms Boumelhem, who is working on finalising seven more sales in November is full of admiration for the direction and mentoring Mr Diamantidis is providing to her fledgling career.
“Peter started in real estate as 16 year and has worked his way up from the ground floor. He is an amazing role model and I look up to him as I know how successful he has been,” said Ms Boumelhem, who left school at the beginning of Year 12 to join the real estate industry.
“I’m so excited to be part of the Diamantidis Group and I can’t wait to see what the future will bring.”
The youthful Ms Boumelhem has also joined Raine & Horne St Marys at a fabulous time in the property cycle with the western Sydney market dominated by younger buyers.
With just under two months still to go in 2020, Mr Diamantidis has sold 184 properties in St Marys and surrounding suburbs, with almost 80% of these properties sold to first home buyers.
“The sweet spot for first-time buyers is $570,000 to $650,000, which enables them to take advantage of stamp duty breaks or government grants if they are purchasing a brand-new property,” Mr Diamantidis said.
