Major office coup with the launch of a new office in Kallangur

Market timing is perfect for the switch to Raine & Horne 

Like many markets around Australia, the Kallangur real estate market has enjoyed a robust 2020 after the COVID-19 rebound. 

“We had the advantage, when all this started, that our market with a median house price of around $400,000 was still affordable, being a half-hour out of the city as opposed to the Brisbane market, which was already very high,” Mr Ferguson said. “Low-interest rates have also encouraged first-time buyers to return to our market.”

He added, “We got a lot of investors coming here because of low interest rates too as well as our region’s excellent rental returns. You can buy something for $450,000 and get, say, $450 a week rent.”

Due to the combined demand from investors and first-time buyers competing for similar Kallangur properties, values have risen 5% in 2020, notes Mr Ferguson. “Although some properties have achieved better results.”

For example, a three-bedroom house on a main road in Kallangur valued at $360,000 in January recently sold for a tick under $400,000. 

Looking ahead, Mr Ferguson believes Kallangur real estate is in for another strong year. 

“Listings are light on and as such annual growth of 5-10% across the board is possible, which should be music to the ears of vendors considering a sale in 2021.”
