Extensive Illawarra industrial workshop goes up for sale

One of the Illawarra region’s largest commercial property spaces has been listed for sale or lease by leading commercial real estate firm Raine & Horne Commercial Wollongong.

Located at 37-45 Glastonbury Avenue, Unanderra, the large heavy industrial workshop features 10,000 square metres of enclosed space, as well as a further 22,000 square metres of yard space.

According to selling agent Lynda Burnside, Commercial Sales and Leasing Manager for Raine & Horne Commercial Wollongong, the property is ideally suited to a large machinery or mining-related company.

“The property was previously occupied by steel pipe manufacturer Orrcon, and features multiple overhead cranes with a carrying capacity of between five and 32 tonnes,” said Ms Burnside.

“But with Unanderra being an east coast mining hub, this makes the site a perfect base of operations for a heavy industrial or mining company.”

Indeed, Ms Burnside says she has already received strong interest from a company servicing mining machinery, as well as a local engineering firm and a Sydney-based mechanical business.

“Much of the interest is due to the property’s large power supply, which was upgraded by the previous tenant when they installed a new substation to increase electrical capacity,” she added.

In addition, the site features 450 square metres of office space over two levels, and drive-through access for trucks and other large vehicles.

“There are multiple roller doors on the premises and a height clearance of between 13 and 15 metres, giving buyers and tenants drive-around capabilities for semi-trailers if required.”

Ms Burnside says the property is listed with sale price expectations of around $12 million, and an asking rental price of $95 per square metre, inclusive of outgoings.
