- One of the Southern Tablelands' premier mixed farming properties hits the market
A large-scale, highly productive mixed farming enterprise located at Lake Bathurst near Goulburn in the Southern Tablelands has been listed for sale by Expressions of Interest.
Listed by Nicolas Heath, Rural Sales Agent at Raine & Horne Rural Goulburn, the property known as “Inveralochy” comprises fertile, well-developed country spanning 1,367 hectares (3,377 acres) and comes with a price guide of $7000 per acre.
Mr Heath expects that this exceptional rural property situated at 3262 Braidwood Road, Lake Bathurst, will garner significant interest from both affluent local individuals with multi-generational families and international buyers.
"Inveralochy" is a turnkey opportunity for serious buyers seeking scale, infrastructure, and reliability in a highly accessible location,” Mr Heath said.
Whether you're expanding your grazing operation or establishing a high-performing mixed enterprise, this property has the versatility and capacity to deliver.
Located just 15 minutes from Goulburn, within an hour of Canberra and two hours from Sydney, Inveralochy offers both convenience and seclusion.
Inveralochy offers 4.3 kilometres of sealed frontage along Braidwood Road, providing maximum accessibility as it is just minutes from the Hume Highway. Additionally, railway stations and airports are located nearby in Goulburn, Tarago, and Canberra,” Mr Heath said.
Key features and improvements at Inveralochy
The property includes three residences, each offering comfortable living and modern conveniences, noted Mr Heath.
The primary residence, Inveralochy Homestead, boasts three bedrooms and two bathrooms, with gas heating and ducted reverse-cycle air conditioning. A spacious rear deck provides the perfect setting for outdoor entertaining, while a two-car garage adds practical convenience.
The second dwelling is a tastefully renovated two-bedroom, one-bathroom cottage that includes ducted reverse-cycle air conditioning throughout. This makes the cottage an ideal space for guests or extended family.
Completing the trio of residences is the three-bedroom Managers Cottage, which also offers a study and a well-appointed bathroom. It has reverse-cycle air conditioning, which provides a flexible layout suited to a variety of needs.
Farming operation and capacity
"Inveralochy" is a well-managed mixed farming operation that currently runs approximately 4,800 sheep and 400 cows, with the capacity for 850 cows and calves – or up to 10,500 dry sheep equivalents (DSE).
The property offers strong soil fertility, with soil tests available for review. It has been consistently supered each year from 2006 through to 2023, supporting healthy and productive pastures.
Current pasture usage includes 62 hectares sown to red wheat, 34 hectares of Lucerne, and 43 hectares of Italian Ryegrass. An additional 34 hectares feature a productive mix of Lucerne, Cocksfoot, and Phalaris. Between 2012 and 2024, approximately 1,000 hectares of land were sown with Phalaris, Fescue, and Clover, thereby enhancing the property’s grazing and fodder potential. The property also features 155 hectares of native pasture, which provides diversity and resilience across the land.
To support its pastoral operations, Inveralochy is well-equipped with a range of infrastructure, including a 6-stand shearing shed with a 1,200-head capacity. Complementing this are extensive sheep yards with a 2,500-head capacity and a Tepari handler. The cattle yards accommodate 250 head and feature a crush for safe handling of livestock.
The property also features five machinery sheds of various sizes and two significant hay sheds with capacities of 600 and 720 square bales. Grain storage is catered for with four silos—two with a 132-tonne capacity and two holding 50 tonnes each. Other features include older workshops and shearers' quarters.
Outstanding water security backed by multiple reliable sources
Mr Heath said that water security at Inveralochy is a standout feature, with multiple sources ensuring a reliable supply across the property. There are 38 dams strategically located throughout, along with two bores—one equipped with a solar pump and the other with an electric pump.
“The property also enjoys approximately 7.2 kilometres of dual frontage to the Mulwaree River, further enhancing its water reliability,” Mr Heath said.
The tank storage capacity totals 520,000 litres, providing a substantial reserve for both domestic and agricultural use. A trough pipeline is in place, although the troughs still need to be installed.
“This property benefits from excellent water security and an annual rainfall of approximately 650 millimetres, keeping Inveralochy green and healthy," said Mr Heath.
